Customer Profile: Mike Mosca

Mike Mosca

Rhode Island Housing helps single parent Mike Mosca leave renting behind and purchase a home with room to grow for him and his young daughter.

As a single parent with a young child, Mike Mosca longed for a home he and his daughter could call their own. A lifelong renter, he was ready to take the next step and make an investment for the future of his family. He began his homebuying journey by working with a local Rhode Island realtor, Richard Perelman.

Richard directed Mike to the helpful homeownership staff at Rhode Island Housing, as several of his past clients had success working with the Loan Center. Mike soon began working with Sandra Mazo, one of the Loan Center’s many experienced Mortgage Originators. Shortly thereafter, Sandra presented Mike with his pre-approval amount, the different types of loans for which he qualified, and financing options available only through Rhode Island Housing. He also attended one of the agency’s Homebuyer Education classes, which gave him a wealth of information helpful to first-time buyers navigating the homebuying journey.

Mike’s dream home ended up being a fixer-upper in the Darlington neighborhood of Pawtucket. The house met the criteria Mike was looking for – a single-family, two-bedroom home with an attached garage and backyard for his daughter to play in. The house had many upgrades, but needed some cosmetic updates as well as lead remediation – which was successfully completed through Rhode Island Housing’s LeadSafe Homes program prior to move in. Most importantly, Mike’s 12-year-old daughter finally had the opportunity to paint her room her favorite color: lilac.

With the help of a FirstHomes100+ mortgage (our 203(k) loan), Mike was able to finance 100% of the home’s cost, including necessary repairs, into the life of the loan. Due to Rhode Island Housing’s flexible financing options, Mike received the keys to his new home and he and his daughter now live in a home they can proudly call their own.
